A written scope, not a vague promise to “clean the office”
Every account gets a scope document listing exactly what is done and how often. Your crew works from that list, and the completed version is what you receive after each visit.

- Trash and recycling emptied, liners replaced, bins wiped as needed
- Workstations and desk surfaces dusted around your team's belongings — we do not move papers, files or personal items
- Reception, lobby and waiting seating wiped and reset
- Conference and meeting rooms reset: table wiped, chairs squared, whiteboard trays cleared
- Breakroom and kitchenette: counters, tables, sink, exterior of appliances
- Restrooms fully cleaned, sanitized and restocked
- Hard floors vacuumed and damp-mopped; carpet vacuumed in traffic lanes
- Touchpoints wiped: door handles, light switches, lift buttons, shared equipment
Scheduled and periodic
- Interior glass, partitions and entry doors on a set rotation
- High and low dusting: vents, ledges, frames, baseboards
- Full-coverage carpet vacuuming beyond traffic lanes
- Carpet spotting, and hot-water extraction quoted as its own line
- Hard-floor machine scrub, strip and wax, quoted separately

Consumables — paper, liners and soap — are excluded unless you ask us to supply them. Some offices prefer to buy their own; others would rather never think about it again. Either is fine, and whichever you choose is written into the scope so there is no monthly surprise.
Periodic and project work is always quoted as its own line item. It never quietly appears inside your recurring monthly price.
How often your office actually needs us
Frequency is the single biggest driver of price, so it is worth getting right rather than defaulting to five nights a week.
Schedules are month-to-month with 30 days' notice, and frequency can move up or down as your office changes. Adding a night, dropping to three, or bringing in a wider janitorial program across several locations does not require a new contract term.

What you are actually buying
- W-2, E-Verified crews. The people in your office are employed, background-checked and bonded — never cash labor. It also means the same faces each week, which matters when they are alone in your suite after hours.
- Photo proof of every visit. After each clean you receive an emailed report: the signed-off scope, crew in and out times, GPS check-in and photos of the finished work. You never have to take our word for it.
- Insured $1M / $2M and bonded. Certificates of insurance with additional-insured language, issued the same day your building manager asks for them.
- A phone that is answered. Calls and texts answered day, night and weekends, in English and Spanish. Issues are acknowledged the same day and corrected on the next service — usually sooner.
- Quality control that is written down. Your scope is a checklist, the checklist is scored, and the score is in the report. When something slips, both of us can see exactly what and when.
- Month-to-month terms. Thirty days' notice, no lock-in and no auto-renewing multi-year term. We would rather keep the account by performing than by paperwork.
