Most office managers do not want to think about cleaning at all. They want the lights on, the restrooms stocked, the conference room reset before a 9 a.m. meeting, and someone who answers the phone the one time something goes wrong. That is the job this program is built around.

We work with professional and corporate offices, law and accounting practices, agencies and studios, coworking and shared-suite operators, and administrative floors inside larger buildings — typically 2,000 to 100,000 square feet across Miami-Dade and Broward.

A written scope, not a vague promise to “clean the office”

Every account gets a scope document listing exactly what is done and how often. Your crew works from that list, and the completed version is what you receive after each visit.

  • Trash and recycling emptied, liners replaced, bins wiped as needed
  • Workstations and desk surfaces dusted around your team's belongings — we do not move papers, files or personal items

Consumables — paper, liners and soap — are excluded unless you ask us to supply them. Some offices prefer to buy their own; others would rather never think about it again. Either is fine, and whichever you choose is written into the scope so there is no monthly surprise.

Periodic and project work is always quoted as its own line item. It never quietly appears inside your recurring monthly price.

How often your office actually needs us

Frequency is the single biggest driver of price, so it is worth getting right rather than defaulting to five nights a week.

1–2 nights a weekSmaller administrative suites and low-footfall professional offices. Restrooms and breakrooms usually set the floor here — they drive the need more than desk space does.
3 nights a weekThe most common fit for offices of roughly 20–60 people. Enough that restrooms and the kitchen never get ahead of you, without paying for nightly coverage you cannot see.
4–5 nights a weekClient-facing offices, coworking floors and anywhere reception is the first thing a visitor judges. Every workday starts on a clean floor.

Schedules are month-to-month with 30 days' notice, and frequency can move up or down as your office changes. Adding a night, dropping to three, or bringing in a wider janitorial program across several locations does not require a new contract term.

  • Quality control that is written down. Your scope is a checklist, the checklist is scored, and the score is in the report. When something slips, both of us can see exactly what and when.
  • Month-to-month terms. Thirty days' notice, no lock-in and no auto-renewing multi-year term. We would rather keep the account by performing than by paperwork.
FAQ

Questions office managers ask first

Do you clean after hours, or during the workday?
Nearly all of our office accounts are cleaned after hours, once your team has left — typically starting between 6 and 9 p.m. If your building restricts access, or you would rather have visible coverage during the day, a day porter can be added and priced hourly alongside the nightly program.
Will anyone move papers or files on our desks?
No. Crews dust around whatever is on a desk. They do not move papers, files, folders or personal items, and they do not open drawers. If you want desks cleared and fully wiped, the usual approach is a clear-desk night once a week that your team knows about in advance.
How do you handle keys, alarm codes and building access?
However your building requires. We work with keys, fobs, lockboxes, alarm codes and dock or freight-lift schedules, and access details are held only by the people assigned to your account. Lockup and alarm-set is a line item on the scope, so you can see it was done on each report.
Are paper towels, toilet paper and soap included?
Only if you want them to be. Consumables are excluded by default and many offices prefer to keep buying their own. If you would rather hand it off, we can supply and manage restocking, and the cost is written into your scope rather than billed as a surprise.
We already have a cleaning company. How hard is switching?
Straightforward. We walk your space, put a written scope and a flat monthly price in front of you, and start on your schedule — most offices switch on a month boundary. Because service is month-to-month, you are not committing to a long term to find out whether we are better.
Do you clean coworking spaces with 24/7 member access?
Yes. Coworking is mostly a frequency and common-area problem rather than a square-footage one: kitchens, restrooms and phone booths take the wear. We usually recommend more frequent common-area attention and a lighter touch on private offices.
