Doral is a logistics city with offices attached
Doral sits next to Miami International Airport, and the building stock reflects it: warehouses, distribution and cross-dock facilities, freight and customs offices, and the regional headquarters of companies that move goods through South Florida. That mix changes what a cleaning program needs to be, because a facility here is usually two buildings in one — a large open floor and a small, heavily used office and welfare area.
Where we tend to work
- The warehouse and distribution corridors around NW 36th Street, NW 25th Street and the airport perimeter — including facilities running more than one shift.
- Corporate and regional offices, many of them bilingual operations serving Latin American markets, in the office parks scattered through the city.
- Downtown Doral — newer mixed-use development with ground-floor commercial, professional suites and residential common areas above.
- Medical and dental plazas serving the surrounding residential neighborhoods.
- Showrooms and trade offices attached to import, export and wholesale operations.
- Condo and HOA communities throughout the newer residential districts.
What we clean in Doral
Most Doral buildings need two scopes under one number: a small, heavily used office and welfare area, and a large open floor on its own cycle. Specialty work such as machine scrubbing is quoted as its own line item.
Why Doral facilities get quoted wrong
Most cleaning companies price a warehouse by total square footage. It is the single most common reason a Doral facility manager receives a number that looks absurd, and it is worth understanding before you compare quotes.
The labor is not spread evenly
A 60,000 square foot distribution facility with a 3,000 square foot office is not six times the work of a 10,000 square foot office suite. Most of the hours go into the front office, the breakroom and restrooms that serve a headcount their fixture count was never designed for. The open floor needs a different kind of attention on a different cycle. Scoped that way, warehouse-heavy buildings usually price lower per square foot than any other facility type we serve.
There is rarely a window when the building is empty
Operations here often run two or three shifts, and some run continuously. Rather than pretending there is a quiet hour, we build the schedule around the changeover: a short focused visit on welfare areas and walkways at shift change, with the deeper floor work on its own frequency.
Cardboard volume is usually under-scoped
In fulfillment and distribution operations, corrugate and shrink wrap are what make a building look chaotic by mid-week. Clearing it to your baler or recycling point should be quantified at the walkthrough, not discovered later — it is the most common omission we find in a competitor's scope.
What we do not take on: hazardous material handling, chemical spill remediation, cleaning production machinery or conveyors, or work inside racking systems. Routine housekeeping, floors, offices, restrooms and general waste are ours; specialized industrial work belongs with contractors who do only that.
What you are actually buying
- W-2, E-Verified crews. Employed, background-checked and bonded people working inside a building that holds your inventory — never cash labor, and never a different crew each week.
- GPS check-in on every visit. Useful when the shift supervisor who sees the building and the person approving the invoice are not the same person, and often not on the same continent.
- Documented checklists. A split scope only works if both halves are written down. The checklist shows the welfare areas and the floor work separately, at their own frequencies.
- Photo proof after every clean. Restrooms, breakroom, walkways and dock area, attached to the email — the quickest way to settle whether a mess predates tonight's visit.
- Insured $1M / $2M and bonded. Certificates with additional-insured language issued the same day, which landlords and 3PL clients here ask for as a matter of routine.
- Answered day, night and weekends. Calls and texts, in English and Spanish. Facilities running around the clock need a vendor whose phone does the same.
- Month-to-month terms. Thirty days' notice. Volumes and shift patterns change fast in logistics, and the cleaning contract should not be the rigid part.
